Market Appraisal (Valuations)

Are you thinking of selling but would like to understand what you can achieve in the current market? Then speak to me today about booking in a free market appraisal.

During a market appraisal I will meet you in your home and go over the current market conditions and what the best price that your property should achieve.

During this meeting it is important for me to not only understand your home, but to also understand what it is you are looking to achieve by selling. For example: upsize locally, move to another town because of schools or even to move to the Cornish coast and buy 100 dogs (I would approve).

The appointment will likely take anywhere from 45 minutes to an hour. These are available to book seven days a week.

Getting Market Ready

Once you have decided that you would like to proceed with my one to one, personal estate agent approach, I prepare your home for the open market.

This includes photographing the home and producing a brochure (all part of my no sale no fee service).

As the details for the home are being produce, I will go to my database of suitable buyers and start to call through any who might want to get an early eye in on the home. Getting a buyer excited early, is a great way to achieve the best price.

Once the brochure is produced and looking its best, we go on to the market and move towards booking in viewings.

Viewings

Arranging your home for viewings can be stressful, particularly if you have children and pets running around. This is why I endevour to book viewings on a select few days that we have discussed work best for you. Saturdays, Sunday mornings, Tuesday evenings etc.

I make myself available seven days a week and during evenings. Weekends and evenings are important because this is when the bulk of strong buyers are looking.

Negotiations & Sales Progression

Once we find a suitable buyer, I will help with the negotiationgs to ensure we are achieving the best price for your home and setting you up to be in the best position to put an offer in on a home yourself.

While the post-sales are mainly dealt with by your chosen solicitor, I am on hand to help progress the sale wherever I can help. Often involved in ”choreographing” buyer and seller to act at the same speed.

Completion Day

On your completion day my diary is written off. I will be available to help where I can and will meet your buyer at your property to hand the keys over. Not promised, but I have been known to help move a box or two as well!
